Considering were we are... I hope you're making the best out of this Summer! As with many families, we are in the midst of juggling the kids, limited to no camps, vacation plans that are cancelled or changed due to Covid health and safety precautions, and being prepared for better days to come... I'm actually looking forward to a "working Summer" with some long weekend trips, that's it this year! Which is totally fine. I am grateful for all the adventures and great places we have visited in the past.

As for real estate, I'm always asked "how's the market"...
Here's what I'm experiencing out in the field:

🔥 Multiple Offers Are Back: with crazy low interest rates, it's very competitive out there.

🔥 Homes Selling Over List Price - almost all the homes that I'm showing and selling, have offers coming in above list price. With multiple offers comes higher prices. For buyers: this is not the time for low-ball offers.

🏡 Searches for homes with a pool, outdoor space and a home workspace have increased during the pandemic.

🔑 With no traditional open houses - all showings are either done virtually or in person with a confirmed appointment, with all Covid precautions. This is not the time for "lookie-loos".

💰For Buyers: have your pre approval letter ready to go. Many sellers are requesting a copy of your pre approval letter / proof of funds prior to confirming your showing appointment to tour the home.

🔥 For Seller: Turn-key homes are selling quickly. Prep your home for sale. This is an unbelievable time to sell your home!
