Fireworks are back for this year's 4th of July! As for many families, we are in the midst of
juggling the kids, work, a few camps, and actually another Summer without many travel
plans. I'm enjoying a "working Summer". I am grateful to live in beautiful San Diego!
As for real estate, I'm always asked "how's the market"...
Here's what I'm experiencing out in the field:
๐ฅ Multiple Offers still going strong : strong buyer demand, still lack of supply = properties
selling with 5-10+ offers
๐ฅ Homes Selling Over List Price - 99% of all the homes that I'm showing and selling, have
offers coming in approx. 10% or more above list price. For buyers: this is not the time for
low-ball offers.
๐ฅ Buyers waiving all contingencies - except some keeping a 7 day inspection
contingency.
๐ก Searches for homes with outdoor space and office workspace increased during the
pandemic.
๐ Open Houses are back! Covid restrictions have been lifted - masks optional - "lookie-
loos" are back ๐คฃ
๐ฐFor Buyers: have your pre approval letter ready + plenty of cash to bridge the gap
between appraisal and sales price if needed.
๐ฅ For Sellers: Turn-key homes are selling quickly. Prep your home for sale. This is an
unbelievable time to sell your home!
